Welcome to Mountain Cabins Utah! These Terms and Conditions outline the rules and regulations for the use of our short-term vacation rental services.
1. Rental Agreement
1.1 Reservation Confirmation
A reservation is confirmed only after payment is received and a confirmation email is sent. The reservation is non-transferable unless authorized in writing by Mountain Cabins Utah.
1.2 Payment
50% of total balance is required at the time of booking. The remaining 50% of balance is due 30 days before check-in.
1.3 Rates
Rates are quoted on a per night basis and do not include daily maid service, gratuities, event fees, pet fees, excessive cleaning, or extra amenities.

2. Guest Expectations
2.1 Occupancy
The maximum occupancy for each rental property is specified in the listing. Exceeding the maximum occupancy without prior authorization may result in immediate termination of the rental agreement without a refund.
2.2 Noise and Conduct
Guests are expected to respect the property and neighbors. Excessive noise, disturbances, or illegal activities are prohibited and may result in eviction without refund.
2.3 Pets
Dogs are only allowed in designated dog-friendly properties and must be disclosed at the time of booking. Additional pet fees and cleaning charges may apply.
2.4 Smoking
Smoking is strictly prohibited inside all rental properties. Violation of this policy will result in a $1,000 cleaning fee and possible eviction.
2.5 Cleanliness and Damage
Guests are responsible for maintaining the property in good condition and should leave the property as they found it. Any damages or excessive cleaning required will be charged to the guest.
2.6 Hot Tubs
We ensure that the hot tub is clean of debris, chemical levels are appropriate, and that the water is up to temperature for the guest, unless it is out of order. If too many bodies enter the hot tub at once and force it to overflow and request more water be added during their stay the guest will be charged for this service. If the guest creates a mess in the hot tub and requests a cleaning during their stay the guest will be charged for this service.
3. Policies
3.1 House Rules
Guests must adhere to all house rules outlined in the property listing and provided at check-in.
3.2 Liability
Mountain Cabins Utah is not liable for any accidents, injuries, or illnesses that occur on the premises. Guests are responsible for their own safety and the safety of their party.
3.3 Lost and Found
Mountain Cabins Utah is not responsible for personal belongings left behind. Items found will be held for 7 days and can be returned at the guest’s expense.
3.4 Utilities and Maintenance
Mountain Cabins Utah ensures that utilities and appliances are in working order prior to check-in. In the event of a malfunction, we will make every effort to resolve the issue promptly. Arcade games and pinball machines require special maintenance personnel that are not available immediately. MCU or its agents may enter the property at reasonable times to make repairs or provide requested services.
3.5 Force Majeure
Mountain Cabins Utah is not liable for cancellations or disruptions caused by events beyond our control, such as natural disasters, government regulations, or other emergencies.
4. Amendments and Modifications
Mountain Cabins Utah reserves the right to modify these Terms and Conditions at any time. Any changes will be communicated to guests and posted on our website. Continued use of our services constitutes acceptance of any amendments.
5. Other Policies
5.1 Winter Conditions
November through March. All wheel drive or chains are mandatory.
5.2 Drinking water
No need for bottled water, the tap water is from a fresh mountain spring and is delicious.
5.3 Recycling
Mountain Cabins Utah does not provide recycling containers. If you choose to separate your recycling, please leave it and we will pick it up upon check-out.
5.4 Group Events
Some of our properties can accommodate small events, please get in touch with us to discuss and get prior to arrival. A minimum fine of $1,500 will be charged for unauthorized gatherings of more people than the house accommodates.
6. Right to Substitute
From time to time the owner of a home in our rental pool opts out, sells their home, or the home becomes uninhabitable. During these circumstances we will do everything in our power to relocate you to another property. If relocation is not possible the guest is able to receive a refund minus credit card processing fees.
7. Acknowledgement
By completing a reservation, guests acknowledge and agree to abide by these Terms and Conditions.
